Also, the town of Wareham zoning has changed and new gas stations are no longer licensing so
competitors are not expected to easily enter the Wareham market.

The Maxi Gas site at 2416 Cranberry Highway has four double wall storage tanks with a total capacity of 32,000 gallons. Average monthly volume is about 55k gallons of gasoline and 25k gallons of diesel. There's a 700 gallon above ground kerosene tank and propane is also sold.

The parcel is 2.86 +/- acres at the signalized intersection at Tow Rd. and can accommodate up to  three buildable sites. Town water and sewer are on Tow Rd, One possible configuration is shown on the plan below.

There's new construction and commercial activity in the West Wareham area. The 26 acre, 158,000 sq ft Walmart is expected to generate another 8,400 new weekday car trips. Their final permit was just awarded on February 13th and they expect to break ground imminently. (Note The plan below for the proximity to Maxi Gas).
Other nearby construction projects include the A.D. Makepeace Co. (ADM) Rosebrook Medical Center just south of our location. There's 67,000 sq ft already constructed and being leased with plans including an additional 240,000 sq ft commercial space, plus a hotel, restaurants, apartments and banks. Construction of the hotel is expected to start soon.

The ADM Tihonet mixed use development, a $400 million project with potential for 3.7 million sq ft of commercial space and 1,856 living units is also nearby. ADM is the largest owner of private property in Massachusetts and they have extensive long term development plans in the West Wareham area. Phase II of the Tihonet project was
just approved February 2013.)

UPDATE: ADM just announced plans (March 2013) to develop a large parcel on Cranberry Hwy about 3 miles north of Maxi (just over the Rochester town line, off route 495 exit 2). This development, Rochester Crossroads, will fuel further growth along Cranberry Hwy between their locations.

The recently opened
Wareham Crossing shopping mall is a stone's throw away. It's 75 acres with 35
stores, 650,000 sq ft retail space and it created 24,280 new weekday car trips.

Located on Cranberry Highway (route 28) and with proximity to routes 195, 495, 25 and 6, the site is
close and convenient to all major roads in the area and the main roads to Cape Cod and the Islands.

The Maxi Gas site is the closest location to the Martha's Vineyard and Nantucket ferries where truckers can get diesel and have room to park and relax while waiting for the island ferries.

Truckers who arrive to the area at night and need to wait for the morning boats don't have many options. This site is about a half hour from the Woods Hole terminal but there's nothing closer with space for even a couple large trucks. With 2.86 +/- acres there's ample room for truck parking and a full retail operation.
